Our leasing office is open Monday-Friday from 9 am-6 pm. Our weekend hours are Saturday from 10 am-5 pm and Sundays we are closed.
An individual lease is a per-bed lease. You sign a lease for a bed space in the apartment and share common areas with roommates. This means you are only responsible for your own installments. This allows you to live with roommates without having to worry about whether they’re going to pay on time.
All leases will begin on move-in day and end on May 31st or July 31st. If you choose a May 31st end date, you will be charged a short-term lease premium in addition to your base rent amount.
If you need to get out of your lease early, you can relet your bedroom space by finding somebody to take over the remainder of your lease. The relet fee is a flat rate charge of $500.
You can also terminate your lease by paying a termination fee of two months of base rent upfront. Please contact one of our leasing agents to discuss in detail.
Yes, you can switch floor plans as long as we have the space available. Your rate is subject to change depending on the floor plan you choose. You will be required to sign a new lease to secure the new floor plan. If you decide to switch floor plans before the lease term begins you will not be charged a transfer fee, however; if you decide to transfer floor plans during your lease term you will be charged a transfer fee of $500.
You will be automatically enrolled in our renter’s insurance program, with two policy options to choose from. The first option is property liability coverage for $14.00 per month, and the second is personal liability coverage for $19.23 per month. If you prefer, you can opt out by providing proof of third-party renter’s insurance with at least $100,000 in liability coverage.
Yes, we offer double occupancy in all of our floor plans.
Your installment is due on the 1st of each month as outlined in the lease. Late fees begin to apply if the payment is not received by the 5th of the month.
You can pay this through your resident portal using a debit/credit card or e-check.

After your application is approved, you will automatically be emailed a link to sign your lease. Once our management team countersigns your lease, you will be notified via email and receive a digital copy of your completed lease through your resident portal.

A guarantor is a co-signer for your lease agreement who takes financial responsibility if you are unable to pay rent or other charges. Most students do not have an income, so having a guarantor allows us to qualify you for a lease based on your guarantor’s income.
You will list the name and email of your guarantor during the application process, and your guarantor will receive an email to fill out their portion of the application.
In order for a guarantor to qualify, they must meet the following qualifications:
A guarantor is required unless you qualify on your own based on credit and income criteria. Additionally, guarantors must complete a guarantor agreement and meet specific financial requirements.
You are not required to have a guarantor. If you choose to self-qualify, you will need to pay a security deposit equivalent to one month’s rent. This option provides flexibility for those who prefer not to involve a guarantor.
For applicants who do not have a credit history in the US and/or a guarantor, our team recommends proceeding with our security deposit option which will equal one month’s rent upfront.

Yes, you can still live here if you’re under 18! You’ll need a parent or guarantor who is over 18 to complete the application and leasing process with you. We have a special Under 18 Lease Agreement designed for residents who are not yet 18. This agreement ensures that all legal
requirements are met for your lease.

To guarantee a parking spot, you must sign a parking addendum, which is added to your lease agreement. Parking IS NOT guaranteed without this addendum.

We provide residents key fob access to exterior doors and amenity doors. Our Butterfly MX system also controls building access, making it difficult for non-residents to enter the property without authorization.

Yes, we have a dedicated maintenance team working five days a week with on-call staff available on weekends. We also provide after-hours emergency maintenance for urgent issues.

Electricity is managed through a third-party electricity service, Pepco. Your monthly electricity bill will be posted on your Pepco account for payment. Before moving into The George, you will need to go to Pepco.com and start a new service. Once you sign up, you will receive an account number within 3-4 business days through email that will allow you access to your account in order to make future electricity payments.

For emotional support or service animals, there are no fees required. Documentation is necessary to verify ESA or service animal status.
The level of your apartment depends on your floor plan type and apartment number. Please speak to a leasing agent to discuss the various levels within the building.
